1. Who We Are

Sofia’s Lake Como Rentals (“we”, “us”) lists and manages a collection of holiday apartments and villas on Lake Como, Italy, personally selected and cared for by Sofia. Bookings made through this website (https://www.sofiaslakecomorentals.com) are subject to these Terms & Conditions, in addition to the specific booking policy shown on each individual property listing page.

2. Making a Booking

Bookings can be requested directly through the property listing pages on our website, using our booking calendar (powered by Lodgify), or by contacting us via the contact form, email, phone, or WhatsApp.

A booking is only confirmed once you receive written confirmation from us and, where applicable, the required deposit has been received.

3. Prices, Deposits & Payment

• The nightly rate, minimum stay, cleaning fee, and any additional charges are shown on each property’s listing page and may vary by season and property.
• Each listing specifies its own booking policy — typically a percentage of the total due at the time of reservation, with the balance due a set number of days before arrival. Please check the “Booking Policy” section on the specific property you are booking, as terms can differ between properties.
• A security deposit may be pre-authorised or collected ahead of your stay, as specified on the listing. This is refunded after check-out provided no damage, missing items, or breach of house rules is found, in line with the timeframe stated on the listing.

4. Cancellations

Each property listing states its own cancellation policy under “Cancellation Policy” on that property’s page. Please review this carefully before booking, as refund eligibility depends on how far in advance you cancel relative to your arrival date. If you need to cancel or amend a booking, contact us as soon as possible at info@sofiaslakecomorentals.com.

5. Check-in & Check-out

Check-in and check-out times are set individually per property and shown on the listing page (commonly check-in from mid-afternoon and check-out by mid-morning). Specific arrangements, including self-check-in or in-person greeting by Sofia or a local contact, will be confirmed ahead of your stay.

6. House Rules

Each property has its own house rules regarding matters such as smoking, pets, parties/events, and maximum occupancy, shown on the listing page under “Terms & Rules.” Guests are expected to:

• Treat the property, furnishings, and any shared areas (such as pools or gardens) with care
• Follow any specific rules noted on the listing (e.g. no smoking indoors, no parties, supervision of children in pool areas)
• Report any damage or maintenance issues as soon as possible
• Leave the property in a reasonably tidy condition at check-out

Guests who breach house rules may be asked to leave without a refund, and any damage caused may be deducted from the security deposit.

7. Guest Responsibilities

The number of guests staying must not exceed the maximum occupancy stated on the listing. Guests are responsible for their own belongings; we are not liable for loss, theft, or damage to personal property during the stay, except where caused by our negligence.

8. Our Responsibilities

We take reasonable care to ensure each property is accurately described, clean, and in good working order for your arrival. If something isn’t right during your stay, please contact Sofia directly so it can be addressed as quickly as possible.

9. Force Majeure

We are not liable for cancellations, delays, or failure to provide a booked property due to circumstances beyond our reasonable control (e.g. natural disasters, extreme weather, government restrictions, or other events of force majeure). Where possible, we will work with you on rescheduling or another suitable resolution.

10. Tourist Registration & Local Regulations

In line with Italian regulations for short-term rentals, guest details may be registered with local authorities upon check-in, and each property’s CIN (Codice Identificativo Nazionale) is displayed on its listing page.

11. Governing Law

These Terms & Conditions are governed by Italian law. Any disputes will be subject to the jurisdiction of the competent Italian courts.

12. Changes to These Terms

We may update these Terms & Conditions from time to time. The current version will always be available on this page, with the date of the last update shown above.
